Koh Samui attracts tourists more and more every year. And this is not without reason! The fact is that the island is truly ideal for both short holidays and long-term stays. In 2014, I lived on Samui for six months and I didn’t get bored with it at all, I’m ready to return there again and again. And in this article I will tell you how to rent a house on Koh Samui.

And since a large number of people come to Koh Samui, many people definitely have the question of how to rent a house on their own and find a comfortable one inexpensive option. This is exactly what we will talk about today.

However, if you are going to the island for only 2 weeks, then I do not recommend wasting time looking for accommodation; it is better to book a hotel online in advance, this can be done on the Hotelluk website.

Usually I first book a hotel online for 2-3 days on the website Hotelluk. I love this site because it searches through various booking systems, and thanks to this you can save a lot on your stay. Next, I check into a hotel for these couple of days and look for a home on site for a long term (1 month or more).


Before you start looking for a home, think about what area you want to live in. Samui. I like the Maenam area, it is very calm, it’s good to work there and relax with children. If you want something more fun, I can suggest the Lamai or Bo Put areas, and if you want to live near a disco or party center, then you need the Chaweng area.

Of course, in order to look for a house, you will need vehicle. I suggest renting a scooter, the cost of which is 150-200 baht per day or from 3,000 baht per month.

And after you have your own transport, you can start looking for housing. To do this, drive to the area that you like along the main road, and then drive onto secondary roads that branch off from the main one and ask if the house is for rent; there are also often signs that say “HOUSE FOR RENT” and a telephone number next to it. Then call the number provided or look for the owner on site and find out if there are any available houses.

When you inspect the house, be sure to check:

  1. Is there hot water
  2. Internet (check its speed immediately)
  3. Availability of kitchen and refrigerator
  4. Find out what you will have to pay additionally (electricity, water, gas, internet).

Also, before you pay money for a house, bargain. Thais often lower prices and give good discounts.

In the first month, in addition to paying for the house, they usually take a deposit; its amount can be completely different. For example, when I rented a house for 10,000 baht, the deposit was 3,000 baht, I rented a house for 6,500, the deposit was 1,500, now I live in Phuket and rent a house for 14,000 baht, the deposit was also 14,000 baht. Therefore, the deposit amount can be completely different. When you move out of the house, your deposit will be returned to you.

How to rent a house on Koh Samui?

Firstly, you must understand exactly what you want to live in. home, not in hotel.

I prefer to live in a hotel. I'll explain why. At the hotel, the room is cleaned daily, bed linen and towels are changed, soap and toilet paper are brought. In a hotel, you don’t pay anything except for renting a room. That is, light, water, internet, electricity are already included in the room price. Most often I rent a hotel room not far from the beach or even on the beach itself. If you are traveling to short term , less than a month, it is better to stay in a hotel.

But if you are traveling for a long time, then living in a hotel is expensive.

If you want to cook something at the same time (minimal, we are not talking about cooking borscht), then you can buy an electric kettle (500 baht) and an electric saucepan (500 - 1000 baht). Or buy a small gas stove like we bought. The stove is 299 baht and the gas for it is about 40 baht per cylinder. A bottle lasts us a week. But we don't cook much.

Option 1: Rent a house on Koh Samui through intermediaries

There are several agents on Samui who can help you find a home. The well-known “Russian group” or “Lamai group” 😎 helps in finding houses, but they do not immediately respond to letters and in general more and more negative reviews about their work. And they don’t like to take on cheap houses (cheaper than 10 thousand baht) and for a short period of time. They like to escalate the situation, saying that there are no houses at all, although we were convinced of the opposite. Their advantage is a good website and a large database of houses. They do not charge a commission from the Client.

In many groups about Samui in contact there are also house rental assistants. The cost of their services is from 5 thousand baht and above. If you are looking for a cheap house and for a short period of time, then contacting them is not profitable at all.

There are advantages to booking in advance, especially when you come with a small child or don't know English at all.

There are also disadvantages: you can choose a house only from photographs, which do not always reflect reality. You can’t know what’s in the area, exactly how far it is to the sea (since the description is 1 km, 500 meters, etc. for some reason it’s different for everyone 😎)

Therefore, if you are traveling for more than a month and at least somehow know English language, it’s better to look for a house yourself.

Option 2. Search for a house on Koh Samui on your own

Search for a home on your own. What we do for this:

  1. Come to the island
  2. Check into a hotel for 2-3 days. It is better to book the hotel in advance
  3. Relax, look around
  4. Rent a bike or car
  5. Buy a local SIM card for calls
  6. You drive along the ring road, turn onto small roads, but keep in mind that the closer to the sea, the more expensive the houses. Look at the “House for Rent” signs and call the phone number indicated on them. Trying to understand Thai English, which is not always easy. If the house is available, arrange a viewing, take a look
  7. If you like everything, sign the contract and rent the house
  8. Are you moving?

What to discuss when renting a house

  1. House price per month
  2. Cost of electricity (electricity in Samui is expensive, the price can vary from 4 baht per kilowatt to 11 baht. Usually 6-7 baht)
  3. Cost of water. Usually they charge a fixed fee per person - 100 or 100 baht, sometimes the cost is per cubic meter of water, sometimes the water is free
  4. Internet cost. Free or average 500 baht per month
  5. Final cleaning costs are required. We don’t have it, but in many houses they require 1000 baht for final cleaning
  6. Gas cost. Typically a gas cylinder will cost 300-500 baht
  7. Security deposit (usually they take half the monthly cost of the house, but they can also ask for the full cost).

What to look for when renting a house

  1. Are there mosquito nets on the windows (required, otherwise you will either have to close the windows all the time or be bitten by mosquitoes)
  2. Is the refrigerator, air conditioner, water heater working?
  3. Are there enough sockets? We brought extension cords
  4. Does the toilet stink, is there ventilation?
  5. Does the shower drain well? A standard shower in Thailand is water pouring onto the floor and flowing into a pipe and onto the street. If the floor in the shower is laid with a slight slope or without it at all, the water will stagnate and there will be a swamp in the bathtub
  6. Is the house located next to a public trash bin? The smells are very strong in the heat
  7. Is the road leading to the house good? Will it wash away if it starts to rain?
  8. It is also advisable to see what kind of people live in the neighboring houses. We're lucky so far, we don't have noisy neighbors or small screaming children.
  9. Is there a swamp or river near the house? If so, be prepared for mosquitoes.

Housing on Samui is modest, most often old and squalid. Almost everyone who lives here or comes for the winter moves into houses. A very small percentage of condominiums, of which there are only 5-6 on Samui, are far from the sea and are expensive even when rented for several months. Therefore, when flying to Samui, do not have any illusions about accommodation - if you do not want to live in a house, you will have to check into a hotel.

We knew in advance what awaited us here in terms of housing. We just didn’t think that it would be so unsuitable for a long stop here (for us).

Typical inexpensive housing on Samui for 8-15 thousand baht per month... It’s just tough, to be honest!

Now I mean at home. The advantage of Samui is that you can rent an inexpensive house here for 8-12 thousand baht per month within walking distance from the coast. But can you live in such a house?

Our basic requirements for housing

  • Price 10-15 thousand baht
  • Utility payments according to the state. prices (ideally), or at least no more than 7-10 baht per unit of electricity
  • Deposit of no more than 1 month's rent
  • Internet availability
  • Clean and bright room
  • Modern furniture and decoration (not a collective farm, as in the first photo)
  • Balcony
  • Swimming pool (preferably, but not necessary, as the sea is good)
  • Protected area
  • Location within walking distance to the beach and shops

Where to look for accommodation on Koh Samui

Before I talk about my experience of searching for housing that meets our modest needs, I will give several options for houses, apartments and apartments on Samui in which we could stay for a vacation or winter (if we can agree to rent monthly at a discount). If you don’t know which part of the island to settle in, then a little information by main areas.

Districts of Koh Samui

Before you start your search, you should decide on the area, that is, which Samui beach you would like to live on. Briefly about the main areas of Samui where travelers most often rest and live:

  • Maenam— all winterers, especially those with children, choose the Meinam area. There are many options for housing near the sea, including very budget ones. You can live inexpensively in a bungalow right on the beach. However, for everyone, the water is cloudy.
  • Bophut- a more expensive village, especially in the Fisherman`s Village area. in principle, swimmable, but also far from the best.
  • Chaweng- the most developed area, there are all the large stores, Big C, Tesco, Makro and Central Festival. Night life and the parties are also all in Chaweng. Only in this area there are condominiums, although they are far from the sea. great!
  • Lamai— excellent beach and the area is well developed. There are bars and restaurants on the main street, a large Tesco on the left, and Macro on the right. Read more about.
  • Nathon- city and pier, capital of Samui. The beach is not suitable for swimming. There is no point in renting a house here.
  • Other areas: Hua Thanon, Laem Set, Bang Kao (Laem Sor), Pang Ka, Taling Ngam, Lipa Noi, Bang Po, etc. - unpopular, not touristic and not the most convenient, both for relaxation and for living. The beaches, except perhaps Lipa Noi, are most often not suitable for swimming, housing is tight there and there is no point in looking for anything in them either.

Despite the impressive size of the island and a large number of beaches, roughly speaking, only 4 beaches on Samui are suitable for recreation and living on the northern and eastern sides - Maenam, Bophut, Chaweng and Lamai.

Also, small beaches between the main areas or nearby, for example, Choeng Mong, Thong Son, etc., are suitable for relaxation rather than for wintering. There you can stay in hotels or bungalows on the beach. During the low season, you can try to agree to rent a room on a monthly basis.

Below are several options for houses, villas, bungalows and apartments with good reviews, in which we ourselves could stay. All these options can be booked on a daily basis without intermediaries through Booking. Let's start our review with the most popular Mae Nam beach.

Maenam Beach

Maenam is a quiet, peaceful area. There are no large stores. The beach is long, but shallow in places and with muddy water. Many housing options are available for rent on the first or second line. The most popular area for winterers with children. The cheapest houses in Maenam are located outside the ring.

Bophut is the next area and beach after Meinam. The beach is well maintained and clean, but the water is cloudy. In the central part of the beach there is Fisherman`s village - the most developed in in terms of tourism area, prices are also the most expensive on the island. Chaweng is the most developed area on Koh Samui, as well as one of the best beaches with blue water and white fine sand. Chaweng has all the major supermarkets (Tesco, Big C and Macro). Our experience of finding accommodation on Koh Samui

Now I will tell you how we ourselves looked for housing on Samui and what options we found. At the end of the article I will share our impressions and reviews about accommodation on Koh Samui. We chose Lamai beach for ourselves. We searched independently on the spot, without intermediaries, without resorting to the help of realtors and real estate agencies. We just walked around the area and looked into all the houses, hotels and apartments that caught our eye.

Besides probably 100 house options on various travel websites and blogs, we knew there was a 95% chance we wouldn’t live in the houses. It’s better to stay for a month in some hotel, guest house, or, if we’re lucky, in modest apartments, if any are found here. But we had to see at least one house anyway.

1. House on Lamai 5 minutes from the sea

The house is located on Lamai beach. Just 5 minutes to the sea on foot. A complex of houses with its own green territory, but, however, not guarded and without a swimming pool.

The large veranda we sometimes dreamed of while standing on the balcony of our condo in Phuket.



The room is very dark and feels damp. Smells like an old apartment. Furniture and cabinets from the times of our great-grandmothers are also, by the way, not uncommon on Samui.

Often, most of the houses on Samui in the price range of 6-15 thousand baht are exactly the kind of dark old closets that you want to get out of as quickly as possible...

There is no kitchen as such, and that little room or corner that is reserved for the kitchen causes depression. Dirty, dull, antediluvian, primitive. Often the kitchen is on the balcony or even outside. And so it is in most houses on Koh Samui. This house has a vestibule with a single-burner gas stove with a cylinder and a small refrigerator.

The toilet is the brightest and freshest place in this house. Probably recently renovated. Shower on the floor. Thank you for not going on the toilet. Shower cabin, bathtub, curtain? No, you haven't heard!

The price of such a house is 12 thousand baht per month. Electricity and water are paid separately. Internet seems to be included in the price. I don’t know about you, but we wouldn’t even stay in something like this for free for a month.

2. Room in Lamai for 10 thousand baht per month

The next hut is located 50 meters from these houses.



Rooms, or rather dark shacks with an unpleasant smell inside. Well, remember how it smells in damp and unventilated houses? There is even a balcony, but it is with barbed wire. We were very surprised that several rooms were occupied. What kind of slums did you have to live in before to move into such rooms during your vacation? Room price: 10 thousand baht per month.

Hotels and guesthouses in Lamai that we found

This is where the viewing of houses ended. We realized that with a budget of 10-12 thousand baht per month it was impossible to find a house that would meet our minimum requirements - new, clean, bright, with modern furniture, with a protected area, with a swimming pool, within walking distance from the beach. If you have similar requirements, then be prepared to rent a hotel room on a monthly basis.

So, in the future we only looked at hotels and guest houses. Here are some interesting options:

1. Baannoksuan Resort

New hotel. The rooms are clean, bright, spacious, with clean linens and panoramic windows.



The balcony, however, is only a meter by meter, but it doesn’t matter. There is a small refrigerator, but no kitchen. But the location is excellent, you can walk there in literally 5-7 minutes.

Price: 600 baht per day or 15 thousand baht per month including the Internet, but excluding water and electricity (7 baht/unit).

2. Samui Guest House

The most profitable and inexpensive hotel, which we were considering for accommodation on Samui, turned out to be this place - Samui Guest House.

The man at the reception speaks good English. He briskly showed us a large room on the second floor with everything necessary for life. There is a refrigerator, TV, table and air conditioning. The furniture, however, is a bit old.



Even a spacious balcony, but, as is customary among Thais, it is not at all equipped for evening gatherings. Although, we saw chairs on some balconies, maybe they will put them on if requested.

Everything is not new, but relatively clean at first glance. The beach is just a stone's throw away. Five minutes walk. We seriously considered this option for a month's stay. Price: 8 thousand baht per month + bills (7 baht/unit)

3. Khunpa Apartment

But we almost moved into these apartments ourselves. The most modern apartments in Lamai what we managed to find! The building is located near the beach, about 10 minutes walk to the sea. Nearby is a large Tesco supermarket and a busy area.

Everything is new and modern, from the bed with a sofa and bedside table to the overall stylish design of the room.





The only negative is that there is no kitchen. More precisely, there is some kind of preparation for the kitchen - on the small balcony there is a shelf and a kitchen sink. There isn't even a microwave oven. And one more minus is that you need to go to the toilet through the balcony. That is, in the evening during a riot of insects it is not very comfortable.

15 thousand baht per month + utilities. Internet is free. Note that there is not even a swimming pool or a kitchen, but the price is the same as a full-fledged apartment in an air-conditioned apartment. But this is Samui, the price tag for decent, non-Soviet housing here will not pleasantly surprise everyone. If you rent for 3 months they will give you a discount; I was offered this room for 13 thousand baht per month.

4. Private Lodge Beachside (Aden Apartment)

Later, we discovered another interesting option right under our noses, a stone’s throw from our hotel, with a swimming pool and neat rooms with a balcony.

A young Thai woman who speaks a little Russian and even visits Russia from time to time showed us the room. More precisely, it was not she who showed us the room, but her dog Moisha, a good-natured dog whom we had already met on Lamai beach. This is where she lives, it turns out. The girl gave us the keys and we ourselves went up to the second floor to inspect the “apartments”. The dog came with us for company.



The room is quite small, but everything is so homely and lived-in. There are some nice little things everywhere, bedside tables, flowers. There is a mirror in the room and in addition to the air conditioner there is a fan.

The bathroom is also in good condition. And on the balcony there are stools and a table.

Prices

15 thousand baht per month + utilities. Internet is included in the price. No matter how many times we tried to talk her down and charm the girl with our charm, the bargaining turned out to be inappropriate, and we were never brought down on the price. It’s also not cheap, of course, but Lamai beach is literally 3 minutes away. You went out and almost immediately to the sea.

5. Lamai Central Hotel

In conclusion, not the best option for us, but it might be useful for someone. Despite the fact that this is a hotel and not a guesthouse or apartment, you can easily rent a room here on a monthly basis.

It seems that the room looks modern at first glance, but in fact the housing is not very fresh. Also the rooms are quite small and cramped. 15 meters, no more. It would be fine for one person, but we would not have enough space in such a room.



And the bathroom completely proves this. Look at the holes in the wall. Insects don’t even need to figure out which hole to crawl into; they can get into anything.

The hotel's advantages include its location in the center of Lamai village, close to 7-Eleven and Tesco. The beach is a 15 minute walk. Adequate price: 11 thousand baht per month, including utilities and internet.

Accommodation on Koh Samui. Brief and to the point

That's all! There are very few normal options and they are almost all the same. We did not include here the housing that was unaffordable and the air conditioning, which we did not go to as soon as we saw the road to one of them through barracks and a vacant lot with dogs.

They didn’t go into the houses either, except for the first one. I don’t understand why you torture yourself like that and live in dampness, in the dark, without security, with old furniture and a lot of insects and mosquitoes every day?

The house in which we could really live on Samui costs not even 20 thousand baht per month, but at least 35 thousand baht. And this is by no means a villa with four bedrooms, a jacuzzi and a personal chef. No! This is just a modern, large, beautiful and stylish two-bedroom house on the territory with security and a shared swimming pool, which in Phuket and Hua Hin can be rented for 20-22 thousand baht per month.

If you are squeamish, cannot live in conditions akin to country houses and, in addition, with living creatures, from which no sprays will help, then on Samui it will be very difficult to find housing of a normal standard and at an affordable price. The key word is normal! Not good or very decent, but just normal housing in which a European would be comfortable and not afraid to live on the island.
Laem-Set

You can find and rent a house on Samui yourself, having already arrived on the island - it’s worth it if you have time, patience and optimism, and you are going to live on Samui for more than a month. During the high season (December-February) there are very few good houses available in tourist areas - most are inexpensive and good options either busy or booked. But for us nothing is impossible.

1. Independent search. Basically, the scheme independent search housing for all places in Thailand, and throughout Asia, is approximately the same: the first thing to do is where you want to live, stay in it for 2-3 days in a hotel and look for your home, traveling around every corner of the area you want in looking for “House for Rent” signs and learning about all the options you like. +Ask people in groups on Facebook and Vkontakte about available houses and watch advertisements there. This search takes an average of 3 days. It's quite hemorrhoidal, but you can choose what you really like.

2. Independently + realtor. If your budget for rental housing is 18 thousand baht and above, then you can make your search a little easier by starting with the same thing - settle in the area that interests you most for a few days, contact local realtors and look for (see in person) options through them. There are different companies here to find housing; I can personally recommend those I know personally: aboutsamui.ru and samuidays.ru

3.Through a realtor. This option is relevant if the budget for renting a house is 35 thousand baht or more. The cheaper the housing option, the more likely it is that its photographs on the agency’s website do not convey such important points, like the smell of mustiness in the room, the crowing of roosters and other details of the environment. Although, you can try to clarify this with a realtor.

Now let’s learn more about what kind of housing there is on Ko Samui and, as an example, I will show you the houses in which we lived on the island. You shouldn’t look for the same options - they are constantly changing, houses are getting old, prices are rising, new housing is appearing, of which there are very, very many.

Houses on Koh Samui: what they are like and how much they cost

Houses on Koh Samui can be divided into several types:

  • cheap housing tie style: 8-15 thousand baht per month, if you wish, you can live completely “on-chip” for 6-7 thousand baht, but if you can find something decent for that money (it’s difficult, but possible, look at the south of the island),
  • average houses and apartments in European style(25-35 thousand baht per month),
  • condominiums(apartments in apartment buildings, 20-40 thousand baht per month) and
  • villas— good and luxurious (from $100 per night and above).
  • You can add separately houses by the sea, standing right by the water, on the first line, which are almost certainly expensive, even if they are tie-style. A poor house by the sea can cost an average of 30 thousand baht per month, a good small house in which it is pleasant to stay (mini-villa on the hotel grounds) - from $2 thousand per month.

Thai style is what you will see in the first photos in this review - Thai style houses look approximately the same in any area. They can be built from anything, but inside everything is quite simple and sometimes there are huge cockroaches flying around. Although no cockroaches were found in our house here (only annoying mold):

Tie-style house and houses on the shore of Koh Samui

The cost of this particular house per month is from 20 thousand baht per month for long-term rental (from 3 months). Plus electricity and internet. Everything is probably booked here for the high season, but I can’t say that it’s very cozy here, even though we lived here for 3 months. Clothes in closets become moldy, and your wallet and passport cover also fall victim to mold.

The house is 2-bedroom, located on Bang Po beach, the third from the shore, on one side you can hear cars passing on the road, on the other you can hear the sea. Exactly the same, but 1-bedroom (second from the shore, closer to the sea) costs from 18 thousand baht per month).

There are similar houses by the sea in Lamai, Maenam and perhaps somewhere else - it’s better to ask local realtors, or go around all the coasts (quite tedious). The closer to the water, the more expensive it is and the less likely it is to find a vacant house. Inexpensive houses near the water can be terribly scary, but someone still lives in them - on the shore.
