There are also options for renting houses far enough from the sea, and these houses are really beautiful, large, well furnished, but perhaps not suitable for everyone for a vacation, as they can hit the wallet.

The second factor that makes an absolute champion in terms of renting a house for a long time is the price of renting a house itself.
Here you can rent both very budget houses costing about 13 thousand baht per month, and real palaces, the rent of which can reach up to 80,000 baht per month. That is, the choice is wide, and there are options for a wide variety of budgets and preferences, but if we move to the city limits, the price tag can be increased by 30-50% depending on the location.

You may be scared by the lack of infrastructure, but this is in vain - it is developing quite actively. Many people live here, there is a demand for real estate, and behind it the infrastructure is improving. It so happened historically that it became a part outside the city, where people live in houses located in villages. This is understandable, since Pattaya is a resort city, and, accordingly, its central part is located along the main central beach, and the city itself is limited to Sukhumvit.
We have already discussed the main advantages of this area in terms of budget and infrastructure, now let’s talk about where exactly it is best. After all, the territory is really huge.
Let us immediately note that we will recommend the part of soi Siam Country Club and Lake Mabprachan (although the territory of Lake Mabprachan may seem too far for some), which stands apart in terms of renting good houses from Europeans.
There are a lot of really good villages here, with good houses that are more familiar to Westerners in design and decoration, and it has its own large European community and developed infrastructure.

We move south from the northernmost point where we should look for a house. Soi Khao Talo and soi Khao Noi are two more iconic streets if you are looking for accommodation to rent. This is where you can stay if you want to find a very budget house for rent in which you will be comfortable living.
Many Europeans also live here, so you won’t feel like a “black sheep”.
We move even further south. Soi Chayapreuk, and the beginning of Bang Sarey, which contains a popular Russian village. This part began to actively develop relatively recently, but due to the fact that Utapao Airport now accepts international flights, the construction of a large highway begins, and both infrastructure and demand for housing are being pulled up to it.
The villages here are mainly in the middle price range, the houses in them are good, solid, and not in Thai style (this is a special term that denotes a typical budget house that Thai companies build, focusing specifically on Thais). I would like to start with the fact that in my Ukraine I do not have my own housing and since 2001 I have been living in rented apartments. Therefore, I have experience in renting - 10 thousand apartments have been replaced over the past 12 years.

What should you pay attention to in Thailand?

Well, first of all, there is a lot of housing in Pattaya, it is there in any case, don’t worry, you won’t be left without it. However, Thailand has a distinct low season (summer) and high season (winter). As a rule, during the high season, prices rise by 30%, housing is booked in advance, so if you want a good condo, book a couple of months before the start of the high season.
In addition, it is important to know that in Thailand apartments are called condos, but there is a difference between them. As a rule, they do not have a kitchen, they are more like our studios. If you want a full-fledged kitchen, you will have to look, and the prices are actually higher.
The first thing you should do upon arrival is to rent a regular guesthouse or a room in a condominium.

How much does a guesthouse room cost?

As a rule, the price starts from 200 baht and goes up to 800 baht. What is the difference? As you yourself understand, it’s all about the conditions. As a rule, a room for 200 baht ($7) is a small room with a fan. There is often no hot water.

More expensive rooms usually have air conditioning and hot water. What to choose is up to you, look at your finances. As a rule, sometimes they require a small deposit upon check-in, and the deposit is given at the end of check-out.

Pratamnak is an “elite” place where many Russians live. Housing is expensive, I still don’t understand the bonuses, there is a big minus - the tuk-tuk traffic is not very convenient.

Jomtien is an option for a family holiday, for those who want to live a long time. Cons - distance from Volkin (40 minutes-1 hour drive). A plus is Jomtien Beach - it’s quite clean and you can swim.

So - we’ve decided on the area - let’s go hunting.
We choose an area that interests us and walk along the streets, going into jays (alleys).
Pay attention - there are “Room For Rent” signs everywhere, often there are already photographs, descriptions, and telephone numbers.
We go to the reception and ask if there are any rooms available. Always say that you want it for a long time, this greatly influences the price. I advise you to talk for at least 1-2 months. If they tell you that there is, then I advise you to ask an additional series of questions:

1) How much does a room (room, apartment) cost?
2) What is the deposit and the conditions for its return.
3) Conditions: is there a safe, internet, air conditioning, hot water.
4) The cost of 1 cubic meter of water and 1 kilowatt of light.
5) Is there cleaning? If there is - free or paid.
6) Availability of a minimum set of things (in cheap rooms and condos there are often no plates, forks, linen, etc.).
7) Find out what’s wrong with the girls’ wires (sometimes they demand money).
8) What about the swimming pool and gym (very often such things are free and already included in the price).

If in principle you are interested in the conditions, go and look at the number.

When inspecting the room, you especially need to pay attention to:

1) Equipment performance - TV, air conditioning. Also check the functionality of the shower and flush.
Why am I focusing on this - if you did not pay attention, and then it turned out that the TV does not work, you will pay for repairs. And I don't care that you didn't break it.

2) Ask to show how to lock things in the safe(with such a request, it turned out that in 2 out of 5 condos there was a safe, but it did not work - it did not close).
3) Find out what's wrong with the keys(in one condo it was necessary to hand it over to the reception; you were not allowed to take it with you).

Well, now about one more thing that really surprised me. In Ukraine, renting through real estate agencies is not profitable. The markup is 50-100% in the first month, and very often you can fall for scammers and scams.
In Thailand, everything is much different - often in condominiums foreigners buy the condo, and while they are not living in the apartment, they rent it out. Real estate agencies work for 10% of rental earnings and rent out the apartment to a farang. That is why you can often find a condo at an agency cheaper than renting a room directly from the condominium at the reception desk.

I rented a house through a real estate agency and had only positive emotions. Cons - as you understand, no one speaks Russian, only English and German.

The most common situations that may arise:
1) cleaning is paid (from 300 baht to 1000 baht). The cost of housing is low, but as a result you still have to clean it up, which costs an additional 1-2K baht.

2) The cost of housing is low, but the cost of light and water is high. Yes, this is the most common farang scam. At the end they give you a price list of 5-10 thousand baht extra for the light.

3) Attention, when filling out the contract, check the meter readings for the room yourself. They are usually located in the corridor, but sometimes in the room.
The scam when renting a condo is that they give you inflated meter readings in advance.

How much does it cost to rent a property in Pattaya?

As a rule, the cost is around 10,000 baht ($330), excluding the cost of utilities.
At the same time, normal housing can be found from 8,000 baht per month, with an amount of 12-15 thousand you can rent very good large condos.

As a rule, if you want to rent housing only for a week or daily, the price can increase 2-3 times in terms of days of stay.

How much do utilities cost?

It all depends on the cost of light and water, as well as your savings.
The normal price for water is up to 30 baht per cubic meter, electricity is within 4-7 baht.
As a rule, it burns for 1 person per month - from 600 baht to 5 thousand. Remember - in some places there are outdated, inefficient air conditioners that consume electricity like a pump.

What is the minimum cost of housing in Pattaya?

With air conditioning, the lowest I've seen is 3,000 baht ($100). There are cheaper options, but without hot water and only a fan.


This is the so-called “thai style”. In such places, as a rule, only Thais live; most girls in Pattaya rent just such rooms.

Besides this, most of the cheap options are only for Sukhumvit. For those who don’t understand, if you need to rush to the center of Pattaya, you can’t do without a bike. And this is an additional about 2000 per month.

There is also a dependence of the cost of housing on the high or low season. During the high season, it is more difficult to look for cheap prices - everything is booked up, many people start renting out housing on a daily basis. As a rule, daily rent in guesthouses also increases.
