In Pattaya it is 300-400 baht per day for a room with a fan, but if there is air conditioning, a refrigerator, a TV and hot water, it is 400-500 baht. If you are coming for a long period of time, then it is better to consider monthly rental housing in Pattaya. Inexpensive in this case is 3000-4000 baht and 4000-5500 baht, respectively.

This is the price level. That is, renting housing in Pattaya for a month can cost the same as a room for two days in an average hotel on the 1st coastline (based on the price of 1700-2500 baht per day in a hotel).

Where can you find housing for such amounts?

You must immediately understand that you will not find an apartment near the sea at the same price as indicated above. Although for some the difference will be quite feasible - you can look for 500 baht per day (and 6,000 per month). This will not be the 1st coastline, but I think a 5-7 minute walk to the coast is acceptable.

Renting housing in Pattaya is cheaply available primarily on the busiest streets. The price is lowest if the window faces the roadway. It also makes sense to look in Thai neighborhoods and off the Sukhumvit highway. Let's look at these options in more detail.

Housing on busy streets

First of all, these are South Street (South Pattaya Road), Central (Central Pattaya Road), Third (Third Rd.) and Thappraya Road. This option is not suitable for those who are bothered by noise and heavy gas pollution. Otherwise, this option is very good - it’s only a 10-minute walk to Beach Road and Walking Street, and the monthly payment is 3000-3500 baht for an apartment with a fan and 4500 for an apartment with air conditioning.

In addition, this area is surrounded by many shops, cafes, restaurants and bars with girls. And also massage parlors. For massage lovers, housing on Soi Bakkao is especially suitable, where there are simply a lot of such salons.

There are also private houses in Pattaya. They have the most inexpensive rooms. True, rental signs are not always posted. Look by its appearance; there is clearly no need to break into a fenced mansion. As a rule, there will be a store or something else on the first floor, and rooms for guests are rented on the second. There are much better options here, and the price is only slightly higher - 3500-4500 baht per month (300 - 500 per day). The windows will not face the road. Plus there are small and inexpensive markets nearby for locals.

There is a wide choice of accommodation. There are simple one-story private houses, there are 5-8-story guesthouses and condominiums. Of course, you can spend a couple of hours walking the streets, looking at the options, but you’ll probably find something. In private houses, of course, it is cheaper, but in high-rise buildings it is more expensive.

A spacious room on the 5th floor (in a new guesthouse, with an elevator) with a fan, high-speed Internet and a balcony is rented for 4,500 baht per month or 500 baht per day. A similar room on the 7th-8th floor, but with air conditioning, satellite TV, refrigerator, hot water and panoramic views from the window will cost 600 baht per day or 6,000 baht per month. And exactly the same hotel room from those you find on the Internet will cost 900-1100 baht per day.

There are no massage parlors or bars in the Thai quarters of Pattaya. Take this into account when deciding which rental housing in Pattaya is acceptable to you. All evening and night entertainment from Thai areas must be reached by motorbike, tuk-tuk or taxi. If you are a budget-conscious tourist, the latter (taxi) is probably not for you.

Rental housing off Sukhumvit highway

The further from the sea, the cheaper. Up to a certain line, of course - then cottage villages begin, in particular Russian ones. The Sukhumvit Highway is a 30-40 minute walk from the sea. But this is where you will find the most inexpensive accommodation option in Pattaya. Moving from the sea, you will cross to the other side of the highway. You will see a lot of advertisements with inexpensive rental housing offers. Prices start from 2,500 baht per month. The same room as in Central Pattaya for 4500 baht can be rented outside Sukhumvit for 3000-3500 baht.

Of course there are downsides!

The first is transport accessibility. After all, you can wander 1-2 km from the Sukhumvit highway. And there is no public transport there. If you find a place closer to the highway itself, then it’s easier - just cross Sukhumvit, and there already tuk-tuks go for 10 baht. You can leave and arrive by tuk-tuk, but remember that after 21-00 this type of transport no longer operates.

Another disadvantage is the same as in Thai quarters - the complete lack of entertainment, bars and massage parlors.

If you just can’t afford the high costs of renting housing in Pattaya, still try to look for a cheap apartment, for 350 baht per day (or 3,000 baht per month) on South Street, not far from the Friendship supermarket. Or along Soi Kopay (such a familiar name for us, in almost all cities we have “Dig”) near the intersection with Teprazit Street - there is even a sign there that houses are for rent for 300 baht.

But still, we are recommended to pay an additional 100 baht per day or 1000-1500 baht per month and rent a decent accommodation. This means 400-500 baht per day. In this case, the room will be quite cozy and you will be happy to return to it in the evenings and you will not even be ashamed to invite guests.

P.s. In general, it’s a shame for the State, for my country. Even 6,000 baht is now approximately 10,800 rubles. Can you at least imagine that you can rent an apartment for 10,800 rubles per month with a balcony and panoramic views in Sochi, at least on a mountain where you still have to climb every day! This, alas, is not the case!

Having moved to Pattaya, we began an active search for housing. Since we arrived at the end of the season, we assumed that all the decent apartments would already be available and one day would be enough to search. We also counted on reasonable prices.

We checked into a hotel for a day, took a shower, changed clothes and went to look for condominiums where we could rent an apartment. Cloudy weather encouraged walking around the city.

  • Inexpensive rent within 20 thousand baht

  • Clean and modern apartment with furniture, so you don’t have to buy anything else

Based on these requirements, we began to walk around Pattaya and look for different housing options in Jomtien. We didn’t contact numerous Russian-language agencies because we didn’t want to overpay. We always rent housing directly from the owners without intermediaries. It is not only cheaper, but also more reliable.

Modern residential complex with swimming pool

Renting an apartment in Pattaya is easier than anywhere else, because every first building in Jomtien is either a condominium or a hotel or a guest house. If you are looking locally, then all you need to do is go to all the condos you like and ask the prices for apartment rentals at the reception.

In order to rent an apartment in Pattaya on your own, you do not need any special knowledge of English. It’s enough to remember the school curriculum and don’t hesitate to ask again if you don’t understand something. Thais, as a rule, know English even worse than you, so you often have to explain yourself almost on your fingers.

What are the main things to ask when renting an apartment in Pattaya

  • Price per month. You can always haggle to knock down a couple thousand
  • Do I need a deposit and how much? We leave immediately if the amount quoted is more than the cost of 1 month of rent. It would also be a good idea to clarify how it is returned. The only acceptable refund option is cash upon check-out. We do not agree if the refund is made to a card or bank account (this is rare now).
  • Find out if you need to pay utility bills. In 90% of cases, when renting for a month or more, you have to pay for the utilities yourself, then we will find out how much 1 unit of electricity costs. Normally - 4 baht. Tolerable 7-8 baht. Robbery - 10 baht or more.
  • Ask about the Internet. It happens that it simply doesn’t exist and you still need to pay extra 300-600 baht per month or do it yourself when renting for a long period
  • Find out whether it is possible to conclude an agreement (contract) for a month. We were often offered a contract for 3 months at once. If we want to leave earlier, the deposit is not refundable... However, when concluding a contract for 6 months or more, the rental price will be lower.

If you travel to Thailand on your own, be sure to buy one, medicine here is quite expensive.

Looking for housing in 2016

In 2016, we came to PTT for the third time and started looking for housing. We visited all the new condominiums. Whenever possible, we will publish reviews of the condos we visited to look at.

Amazon

— a cool new air conditioner with a mini-jungle in the yard and a huge swimming pool. One of the best residential complexes in Jomtien. But there is one drawback - not the best location, almost one and a half kilometers to the sea.

Acqua condo

— condominium in Jomtien near the evening market and a 3-minute walk from the sea. Apartments are slightly more expensive than other options. Apparently due to its good location.

Atlantis

is one of the most popular condominiums in Jomtien. Huge swimming pools throughout the area and a real pirate ship. The best place to relax with children.

Paradise park

— the residential complex is located on Jomtien behind 2nd street. There is an inexpensive market and several 7-eleven minimarkets nearby. It's a 20-minute walk to the sea, part of the way along a road without sidewalks.

Park Lane

- a good housing option in Jomtien with a not very good location, since it is also located behind the second street. There is a market nearby. To the sea and the street with tuk tuks, a 20-minute walk along the road without a sidewalk.

— An excellent option with the best location, located on the first line, Jomtien beach is across the road. There are tuk-tuks on the street for 10 baht. On the ground floor there is a washing machine and water pump. We looked at apartments 1 bedroom for 12 thousand baht. State accounts prices but the apartment turned out to be too small. Laguna beach

— the project turned out not exactly as it was advertised, but the most ordinary one. But in general it is possible to live. Located behind the second street of Jomtien. The beach is a 15 minute walk.

— condominium on Pratamnak. 5 minutes walk to the sea. Studios are rented from 11 thousand baht per month in low season, 1 bedroom from 13 thousand baht.

Art on the Hill

- residential building on Pratamnak. Walk to the sea for about 10 minutes. We looked at a studio for 13 thousand baht per month. There is a swimming pool and a gym on the roof. It does not have its own territory.

Water park

- a residential complex on a quiet street in Pratumnak. It's a 15-minute walk to the beach, 7-10 minutes to the tuk-tuk street. There are 2 swimming pools and a gym. In the low season, studios are rented at the reception from 11 thousand baht per month. We rented a one-room apartment here for 5 months for 12 thousand baht after bargaining, this amount was given to us for a long time. When renting from a month in the low season, one-room apartments from 16 thousand baht.

Search for housing in PTT on the spot

How we looked for housing on our first visit in 2014. We walked around a dozen residential complexes, finding out all the rental conditions at the reception. Here are the options we looked at personally:

Our first home in Pattaya. We lived in this condo for almost 4 months. We can confidently recommend it to you for a stay, either for a month or for a long time. Rental cost is about 15 thousand baht per month.

is one of the most famous and inexpensive condos in Jomtien. We were shown 3 different rooms at prices ranging from 15 to 13 thousand baht. After bargaining, they brought it down to 12 thousand, but the owner demanded a contract for 3 months. Also, their Internet is paid separately. View Talay Condominium

A decent spacious apartment with a kitchen and a bedroom, but the European owner gave a clearly inflated price - 18 thousand baht, all bills included.


Katalina Resident

– a good option for housing with a kitchen for 13,000 baht per month, deposit 6,000 baht. There is Internet, bills are separate. The balcony offers stunning views if you rent an apartment on the upper floors.


Jomtienthip condotel

- more of a guest house than a condo. Everything is quite clean and nice. The price is reasonable - 9,500 baht per month, there is internet, a small pool.


BB House Beach Resident

- a small cozy condo 5 minutes from the sea and Jomtien beach. Everything inside is clean and new. They gave us 9,000 baht a month without any negotiation. There is Internet.


Lighthouse-Resident

Decent condominium of 4 buildings. They offered me a room for 15 thousand baht. The deposit is the same. But the price for electricity is very indecent - 10 baht per unit.


Neo Condo Pattaya

Another one of the most popular condominiums in Pattaya. In one of the buildings we looked at an apartment for 10 thousand baht per month. It was annoying that the owner demanded a contract for 3 months. I also remembered the negative reviews about this popular condo.


Jomtien Beach Condominium

- an option for unpretentious travelers, since all the apartments that were shown to us were a little shabby and not very clean. We were offered 3 different rooms for 11 thousand baht, 10 and 9. Bills separately (6 baht/unit), internet for an additional fee (750 baht per month)


Jomtien Paradise Condominium

Jomtien Plaza Condotel and similar condos are an option for low-budget tourists, since renting an apartment for a month starts from 30 thousand baht. We didn’t go up to the rooms; we didn’t want to waste time. There were often options for that kind of money, but the price didn’t suit us, so we didn’t even look at them.

Bottom line

As a result of an intense search, we managed to find a decent and still completely new condominium that met all our requirements, in which we now live. We agreed to pay rent for an apartment up to 10 thousand baht per month, and settled in a small studio apartment. We managed to bring the deposit down to 5 thousand. The Internet is free, electricity is 5 baht/unit, water is 30 baht. There is a swimming pool and a rooftop gym. The apartment has everything you need for life, a kitchen with a stove, microwave, toaster, kettle and dishes.
