In connection with questions about the AirBnb service, I decided to write instructions for use. I have already described mine, it is positive and I personally am satisfied with everything. I booked accommodation without reviews about the owners, and from unverified people, so far there have been no problems. But nevertheless, not everyone is lucky, be careful. You can also read about the negative experiences of other people using the link above.

As far as I understand, not everyone understands what the service is, why all these difficulties with verification are needed, how Airbnb differs from hotel booking. Let's figure it out together.

  • Register using the link and get access to apartments all over the world. Valid for the first reservation, the reservation must be from $70, you can use it within a year after registration. Register now before bonuses are cancelled! Airbnb has done this before.
  • After registering and logging in, you need to verify your account (online and offline verification), which means you need to confirm that you are a real person. If you registered through a social network, then you will have fewer verification steps. Just follow the instructions of the service. You will need:

    — Fill out your profile.
    — Upload a photo with your face.
    — Indicate an existing social network account if you did not register and log in through it. And if you don’t have an account, you will need to record a mini-video (on a webcam or smartphone).
    — Send a scan of your passport, which will be checked against your video/photo.

  • After all confirmations, you can use the service. Yes, you may not complete all the steps (by confirming only your phone and email), but if any problems arise, it may be more difficult for you to get your money back. Also, bookings from unconfirmed users may be rejected by AirBnb for reasons other than their own, mistaking them for dubious transactions.

Remember the rule: 1 account = 1 person, otherwise you will be banned. You also cannot register accounts for other people from your own computer; they may be blocked, as this is also checked. Therefore, if necessary, make accounts for relatives, through a proxy and another browser.

Why verify your profile?

The fact is that AirBnb works with individuals privately, that is, they do not have any legally binding agreements with apartment owners, these are not hotels. Thus, if the owner cheats you in any way, then you will not be able to influence it in any way; you can only rely on AirBnb technical support, which, although famous for its responsiveness, does not always cooperate, especially if your account is unverified.

Thus, AirBnb acts as an intermediary, transferring your money to the host, which can be both a plus and a minus for you. Plus - the intermediary can somehow help you, minus - by doing everything through the intermediary, you do not see what the owner is like.

Verification is a kind of guarantee that you and the owner of the apartment are real people. Therefore, it is better to rent housing from owners with verified accounts, and it is advisable for you to confirm your profile, it is not so difficult.

How to Book on Airbnb

Booking process and nuances

As you can see, everything is similar to booking a hotel through a regular reservation system (), only you need to pay more attention to assessing the trustworthiness of the owner, I’ll tell you why below.

For long-term rentals (week, month), there may be a discount (indicated directly on the housing page), but not all owners offer it. As an option, first stop by for a couple of days, see if everything suits you, and then negotiate directly with the owner about a long-term stay. However, you need to take into account that if the housing is popular, then it may be occupied on the days you need.

By the way, some embassies accept Airbnb reservations for visas; for example, I provided such a reservation for a visa to Poland.

Airbnb commission and housing costs

Since Airbnb also needs to eat something, they take a commission. Thus, the total cost of housing will be the sum of the owner’s price + service commission. There may also be a cleaning fee, which is set by the owner. It is usually around $10-30 regardless of the length of your stay.

Most often, housing is designed for a certain number of people and the price is set at the same price for the entire house or apartment, and it doesn’t matter how many of you there are. However, there is another approach when you need to pay for each additional guest after a certain number. For example, for three people in an apartment there is one price, but if there are four or five of you, then you have to pay more. Naturally, the maximum number of people is also indicated on the housing page.

There is also such a thing as a deposit for the safety of property. Some owners use it, some don't. But no money will be debited from you at the time of booking. Only after your departure can the owner send you a request through the service to pay for damage to anything in the apartment. If you refuse, your account will be banned. But it can also be disputed. And keep in mind that the deposit should not be taken on the spot in cash, this is prohibited by the rules of the service (there should be no cash payments at all), and you can even complain to the owner if he tries to ask for money outside the service. Or you don’t have to complain, the decision is yours.

Why are these complications necessary?

In fact, there are no difficulties, just do it once and everything will be clear. But there is a risk with AirBnb. But it exists in the case of hotels too. I personally found myself in such a situation that the hotel did not at all correspond to what was in the photographs, and also once it happened that instead of two beds, there was only one (we were two men traveling, we needed separate beds), although I ordered clearly with two. And the hotels refused to resolve these issues, and there was no talk of returning money. So any one is no better.

    I would certainly criticize this service, but there’s no reason... I use it regularly and am happy with everything. Indeed, nothing comes to mind that one could really find fault with.

But this is a human factor - it cannot be completely eliminated, and the problem in this case lies not in the booking service itself, but in human nature.     It is not surprising that most of the reviews are positive and even enthusiastic responses. I even came across several examples of travel bloggers (who also wrote reviews about the Airbnb booking service) that after they first used this site, they completely stopped using hotels in their travels. Yes, in general, I myself now, with rare exceptions, live only in apartments found on this particular housing booking service.

    The procedure is this: you go to the website, find the right accommodation in the right city for the right dates, contact the owner, book, pay, come, live and be happy. That's it in short. But you can go into more detail:

    Stage 1.

    To begin with, it is best to register immediately - you can view housing options without registration, but of course you will need it to make a reservation. Take advantage of the current promotion and receive a $32 bonus upon registration - a discount on your first booking!

    Get your account in order: add a photo, link to your Facebook page and phone number, write a few lines about yourself - all this is necessary to confirm that you are a real person and give future landlords the opportunity to get to know you.

    Stage 2.

    Now you can start looking for housing. To do this, enter the necessary information in the search box: destination, dates and number of guests. This will open a page with available options. Don’t immediately press the booking button, but to get started, it’s better to just write a message to the owner with a couple of lines about yourself, the dates of your trip and ask all the necessary questions. I do not recommend booking right away, because it is possible that the owner, for some reason, will not be ready to accept you on the dates you need, and then you will have to wait for a refund of the money frozen by the service for payment (the money will, of course, be returned in this case, but It’s better to avoid such nonsense, right?). Therefore, do not make sudden movements, but start the matter with a friendly conversation with the owner of the property :)

    Stage 3.

    When the owner has responded and given you the go-ahead, you can proceed to booking with payment. Payment can be made by card or via PayPal. Enter the required data and check the dates again.

    As for calculating the cost of apartments and apartments booked through apartments, you need to take into account several points:

    • The price may vary slightly from day to day due to currency fluctuations.
    • The cost of housing can be different for different seasons: during the peak tourist season it is often higher (although it all depends on the owner, because he can set one rate for the whole year).

But still, I recommend first contacting the owner - anything can happen, it may turn out that for these dates the accommodation has already been reserved by someone else using another apartment rental service (in my airbnb experience this happened: everything ended well, but frayed my nerves).

    Stage 4.

    When the payment is made and the owner of the property has approved the reservation, the service will give you access to all information about the property: address, location on the map, contact details of the owner. Now you can go on a trip! By the way, a printout with information about the fact of booking an apartment through many consulates is accepted as a document for issuing a visa (my friends and I used a reservation from this service to obtain a Netherlands visa).

    The owner will receive his money for rent one day after your check-in, provided that there are no complaints from you.

    Do you want discount coupons? No problem! I once wrote an article with a list of them: “” - use it for your health (only not all of them will be relevant anymore - time flies, coupons age and die). If I find out about new ones, I’ll write about it on the site.

    1. Convenient usability - the site is pleasant to be on and it is extremely easy to use. Searching for accommodation and booking it on Airbnb takes just minutes.
    2. Opportunity to save on housing. Often, renting apartments and houses from private individuals turns out to be a more profitable option compared to staying in hotels and even hostels! No guys, I'm not joking! First of all, this applies to those cases when a company (3+ people) goes on a trip. When I went with my team (let me remind you, there were three of us), Airbnb gave the most profitable options in comparison with both hotels and hostels: in The Hague, we lived in an apartment in Chinatown for only 2,700 rubles per day and should have also found it through this service, but since we missed this option, we stayed for three nights in a hotel.
    3. Interesting and original accommodation. The huge advantage of the service is that it offers a wide variety of accommodation options. You can even find fantastic options: from bungalows in Africa and tents in the Israeli desert to medieval castles and real palaces! In general, why live in boring and monotonous hotels if there is such a thing?
    4. A chance to feel like a local. Living in a real apartment, and not a hotel room, means putting on the skin of a local resident, the surrounding space begins to feel different, and you join the rhythm of life of the residents of this city.     Almost all people are attentive to the reviews left about the owner and his apartment by previous residents - therefore, if some owner behaved badly in something, a dissatisfied tenant will simply give him a good “ah-ay-ay” in the form of an abusive response, and no one will go to such a master again. And vice versa, if a lot of positive reviews have been written for an apartment, then there is nothing to worry about and you can confidently book this accommodation on Airbnb.ru. So always pay attention to reviews and recommendations.

    You can also complain about bad hosts to the service support service: fortunately, I didn’t have to use it, but I read that it works fine and solves problems, and, it seems, in case of any troubles, Airbnb also gives victims coupons for a 50 discount -$100 for the next booking of new apartments and apartments.

    Another way to reduce risks is to choose hosts with a verified profile. Confirmation takes place through Facebook, linking to a mobile phone number and documents. It goes without saying that owners with the most confirmed profile are more reliable comrades than others.

    If you rent an apartment and then change your mind, the service may fine you. This is determined by the types of cancellations. There are six of them: from soft to hard.

    With soft cancellation, you can cancel your rental even five minutes before check-in - you will receive a full refund. With hard cancellation, you will get a 50% refund of your stay if you cancel your reservation a month in advance.

    Sometimes it happens that the owner of the apartment cancels the reservation. Often, owners rent out their apartments while traveling, and plans may change. This is a fairly rare case; it happened to me once.

    If the host cancels your reservation, you will receive an email letting you know. I advise you to look through your mailbox the night before your trip. By the way, if the owner cancels the reservation, then Air BBC will give you a small consolation amount to your internal account.

    Make lists directly on the site

    Usually there are dozens and hundreds of apartment options at Air BBC. In order not to get confused in them and not to lose interesting ones, I advise you to keep a list.

    The list is created directly on the website. Name it after the city you're going to.

    Then add apartments to the list directly from the search - click on ❤:

    So in half an hour you will have a dozen options to choose from. You can discuss them with family or friends. These apartments will no longer be lost in the search.

    Usually, apartment owners send detailed instructions to guests: how to get from the airport, how to find an apartment. Guests close the Air BBC tab, thinking that everything is ok.

    What to pay attention to

    The owner writes that the easiest way to get from Berlin Tegel Airport is by taxi for 20 € (1534 RUR). But you do not fly to Tegel, but to Schönefeld. Find out how to get there by public transport from Schönefeld and how much it will cost.

    The owner asks to pick up the keys from the neighbor. She lives opposite, in apartment 20B. Ask your neighbor for her phone number and ask her to give her your number. Warn that you will be there between 12 and 14 o'clock - let him be at home at this time.

    The owner offers to meet you from the train and take you home by car. He asks for only 15 € (1150 RUR). Google transport: it turns out that you can get from the station to your house by tram for 4 € (306 RUR). Politely decline.

    The owner complains that there is now an excavator in his parking space and it will not be possible to leave the car at the house. Find out where the nearest free parking is. If there isn’t one, ask him to negotiate with your neighbors so that you park in someone else’s place.

    Usually before a trip I look at the route from the stop to the house on Street View. This is how I find housing quickly and without errors.

    I also make sure to write down the owner’s phone number and take screenshots of Google Maps. I can use the screenshots to get to the place; if I get lost, in extreme cases, I’ll call you by phone.

    You might think I'm paranoid. However, during all this time I have had almost no unpleasant moments with checking into Air BBC.

    Include the skeptic

    Usually people think the apartment is nice in advance. Beautiful photos, view outside the window. By default, I consider any housing suspicious.

    When I look at an apartment, I always try to find a flaw in it. Why didn't you take a photo of the bathroom? Where will all the things go from the table and closet? Why does the baby's crib get wet in the rain on the balcony?

    If you have any doubts about the apartment, it is better to clarify them with the owner in advance. If you can’t clarify, don’t shoot.
